A standard house wash focuses on the exterior siding and associated surfaces identified in your estimate, generally from the gutter line to the foundation. We treat dirt and organic buildup using a method suited to the material.

Gutter debris removal, gutter brightening, roof cleaning, and dedicated window cleaning are separate services. Rinsing windows during a house wash does not replace a window cleaning service.  Unless included in the estimate, a standard house wash does not remove  specialty stains such as rust, efflorescence, oxidation, or red clay. 

We assess the roof material, condition, buildup, and access before quoting. For suitable roofs, cleaning involves applying a treatment to address algae and other organic growth.

We perform roof cleaning without walking on the roof. Heavy debris, difficult access, or roof-condition concerns may limit what we can complete. We’ll discuss these limitations before scheduling.

We assess the wood and any existing coating before recommending cleaning, brightening, or additional preparation. Cleaning methods are selected for the wood’s condition.

Fence and deck staining is also available as a separately quoted service or as part of a preparation and staining project. The wood must be sufficiently dry, and scheduling depends on the selected product and weather.

We use different cleaning solutions selected for the surface, stain, and type of buildup. Some projects can be cleaned with water pressure alone, while others require cleaning solutions for effective results.

When products are needed, we use appropriate concentrations and follow label directions for handling and application. We plan precautions for nearby landscaping, sensitive surfaces, customers, pets, and our team.

We typically use an accessible outdoor water connection. If your property has no available water supply, tell us when requesting an estimate. We can discuss whether bringing water is practical for the project and whether additional charges apply.

The time needed depends on the project size, services, buildup, and access. We’ll discuss an approximate timeframe when quoting or scheduling. Weather and conditions encountered on-site may affect the schedule.

Usually, you do not need to be present if we have agreed on the scope and have the necessary property access and water supply. We’ll confirm any access requirements before your appointment. Please remain reachable if a question comes up during the work.

Pressure washing uses pressurized water to clean suitable durable surfaces, such as concrete. Soft washing uses lower pressure and cleaning solutions to treat buildup on suitable siding, roofs, and other exterior materials. We select the method according to the surface, its condition, and the cleaning needed.

Cleaning frequency depends on shade, moisture, surrounding vegetation, traffic, and how quickly buildup returns. An annual assessment is a useful starting point for homeowners, but every surface may not need cleaning each year.

Restaurants, storefronts, and other busy commercial properties may benefit from more frequent maintenance. We can discuss a schedule based on your property’s needs.

Pricing depends on the surfaces being cleaned, project size, buildup, access, and any additional treatments needed. We provide free estimates that identify the work included. Send your property address, requested services, and photos if available. Some projects require an on-site assessment.

For pressure washing or soft washing services we have a minimum charge of $250.

Yes!  We offer special rates when you bundle multiple services.  It's a great way to save while getting your whole property in top shape.

Close windows and doors, secure pets, and clear movable items from the areas being cleaned. Move vehicles when needed and provide access to gates and the agreed water connection.

Tell us about leaks, damaged surfaces, electrical concerns, or items requiring special attention. We’ll discuss any additional preparation specific to your service.

Not always. Organic buildup and surface dirt often respond well to cleaning, but older oil stains, rust, oxidation, weathering, and damaged coatings may remain or require separate treatment.

We assess visible concerns and explain likely limitations before recommending the work.

Yes. We provide commercial building washing, exterior window cleaning, concrete cleaning, restaurant exterior cleaning, dumpster pad cleaning, and other exterior services.

One-time projects and recurring maintenance are available. We coordinate the scope and schedule around access, operating hours, and property use. For multiple locations, send the addresses and requested services.
